Pay Stubs for a Mortgage: What Lenders Read and What to Prepare

Your lender will ask for recent pay stubs early in the process. They read them closely. Here's what they look for, line by line, and what else to put in your packet.

How many pay stubs do you need for a mortgage?

Fannie Mae's Selling Guide says the most recent stub must be dated no earlier than 30 days before the initial loan application. It must include year-to-date earnings and clearly name the employer. Your lender's own list is the one that counts. Source: Fannie Mae Selling Guide.

The CFPB's loan application packet list asks for a pay stub for the last 30 days. Source: CFPB loan application packet list.

Line by line: what underwriters check

Stub lineWhat they look at
Employer name and addressMatches your application and the employment check
Employee nameMatches your ID
Pay period start / end and pay dateHow recent it is
Gross payYour base income
Overtime, bonus, commissionUsually counted only if steady over time
YTD (year-to-date) gross payShould fit your pay rate times the periods so far
DeductionsCan show other debts, like a 401(k) loan or support payments
Take-home pay (net pay)What you live on

Lenders compare your stubs with your W-2s, a call to your employer and IRS tax transcripts. Use your real pay details.

YTD check: take your gross pay per check and multiply by the number of pay dates so far this year. It should be close to the YTD line. If it isn't (raise, unpaid leave, new job), be ready to explain.

The rest of the packet

The CFPB lists these items for a loan application:

  • pay stub for the last 30 days
  • W-2 forms for the last two years
  • signed federal tax returns for the last two years
  • bank and asset statements
  • ID and details of debts

Your lender may also call your employer to confirm your job.

Self-employed, new job, overtime and bonus

Self-employed

Lenders usually look at tax returns, not stubs, for business owners. A stub can show a steady draw, but expect to send returns and business statements too.

New job

An offer letter and your first stubs are often used. Ask your lender how they treat a recent job change.

Overtime and bonus

Extra pay usually needs a history before it counts. Overtime shows on its own stub line.

FAQ

How many pay stubs do I need for a mortgage?

Enough to cover the period your lender asks for. Fannie Mae requires the most recent one to be dated within 30 days of the application, with YTD totals.

Do lenders verify employment?

Yes. Most confirm your job with your employer before closing.

Can I get a mortgage if I'm self-employed and have no pay stubs?

Many self-employed people do. Lenders mainly use your tax returns and business records instead.

Does overtime count toward my mortgage income?

Often, if it's steady over time. Lenders look at your history, not one big check.

What if my YTD doesn't match my pay rate?

Explain why, such as a raise or unpaid time off. Your lender may ask for a letter.
